Bengaluru real estate: Eternal Ltd, parent company of Zomato, has leased 1.49 lakh sq ft office space in Bilekahalli’s Vaishnavi BVS Senate for 10 years. The total rent value of the deal is around ₹200 crore.
Eternal Ltd, the parent company of Zomato, has leased nearly 1.5 lakh sq ft of office space in Bengaluru for a total rental value of around ₹200 crore, according to property registration documents accessed by Propstack.
The lease agreement is for almost 10 years and reflects the company’s long-term expansion plans in Bengaluru, one of India’s biggest office markets.
The office space has been taken on lease in Bilekahalli, a fast-growing commercial area in South Bengaluru.
According to property documents, the office space is located in Vaishnavi BVS Senate on Bannerghatta Road.
Eternal Ltd has leased space across the 7th, 8th and 9th floors of the office tower. The property has been leased from Vaishnavi Infrastructure Pvt Ltd.
The total chargeable area leased by the company is 149,700 sq ft. Out of this, the carpet area is around 122,710 sq ft.
The deal highlights the growing demand for large office spaces in Bengaluru from technology and internet-led companies.
As per the lease agreement, Eternal Ltd will pay a monthly rent of around ₹1.39 crore.
The rental rate works out to nearly ₹93 per sq ft. The total rental outflow over the lease period is estimated at around ₹200 crore.
The agreement also includes a security deposit of ₹8.35 crore.
Documents further show that rent will increase by 15% every three years, which is a common practice in long-term commercial lease agreements.
The lease commencement date for the office space is January 5, 2026.
However, rental payments are scheduled to start from July 2026, according to the registration documents.
The lease tenure is 10 years, showing Eternal Ltd’s long-term commitment to strengthening its office presence in Bengaluru.
The office lease also includes 149 car parking spaces along with the commercial space.
Large office transactions with dedicated parking remain in demand in Bengaluru, especially among growing companies expanding their employee base.
Bannerghatta Road and nearby micro-markets continue to attract office leasing because of good road connectivity, access to talent, and established commercial infrastructure.
Bengaluru continues to lead India’s office leasing activity, with strong demand from startups, technology companies, global capability centres, and digital-first businesses.
Eternal Ltd’s latest lease further reflects this trend, as major companies continue to invest in large office spaces across the city.
